What buyers actually ask.

In NYC, plan for 25–30% of the purchase price liquid: 20% down + 6–8% closing costs (taxes, attorney, mansion tax above $1M, mortgage recording). Co-op boards typically want 12–24 months of post-closing reserves.

Co-op = you own shares in a corporation that owns the building, and the board approves you. Condo = real property, no board approval. Co-ops cheaper per sf but harder to qualify for. We'll tell you which fits.

Some listings are pre-MLS — we have them 2–6 weeks early. Some are never listed at all, sold direct through our 1.5M-investor CRM. About 28% of our buyer-side deals close this way.

In NYC, the seller traditionally pays the buyer-side commission. The 2024 NAR settlement changed how it's disclosed — we'll walk through exactly what you owe (usually nothing direct) on the first call.

Accepted offer to keys: 60–90 days for condos, 90–120 for co-ops. Start to keys: typically 4–6 months. We've closed in 30 when the right home shows up early.
